On behalf of our client, We are looking to recruit a Palace Facilities Manager to join our client team in Riyadh, KSA Job Summary The Facilities Manager should have a specialization in MEP systems to oversee the maintenance and operation of sophisticated systems within a prestigious palace setting. The ideal candidate will have a proven track record in managing large-scale projects with a focus on MEP systems, including chilled water HVAC, advanced fire detection systems, electrical works, low current systems, and other related systems. Duties and Responsibilities Tenant Relations: · Communicate regularly with tenants to address concerns, resolve issues, and maintain positive relationships. · Negotiate lease agreements, renewals, and amendments. · Enforce lease terms and policies regarding rent collection, maintenance responsibilities, and compliance. Property Maintenance: Oversee maintenance and repair activities to ensure the shopping center is well-maintained and in compliance with safety regulations. Coordinate with contractors and vendors for landscaping, cleaning, security, and other services. Conduct regular inspections to identify and address maintenance issues promptly. Financial Management: Develop and manage the property's operating budget, ensuring expenses are within budgetary constraints. Monitor revenue streams, including rent collection. Prepare financial reports and forecasts for property owners or management Marketing and Leasing: Develop and implement marketing strategies to attract new tenants and retain existing ones. Collaborate with leasing agents to market available spaces and negotiate lease terms Plan and execute events or promotions to drive foot traffic and enhance the shopping experience. Tenant Compliance and Regulations: Ensure tenant compliance with lease agreements, property rules, and local regulations Stay informed about zoning laws, building codes, and other legal requirements affecting the property. Address any violations or disputes in a timely and effective manner. Security and Safety: Implement security measures to safeguard the property and its occupants. Respond to emergencies and coordinate with emergency services when necessary Requirements Bachelor's degree in Mechanical Engineering, Electrical Engineering, or a related field. Master's degree is a plus. Minimum of 8 years of experience in facilities management with a focus on MEP systems, preferably in a high-end residential or palace setting. Strong technical knowledge of chilled water HVAC systems, fire detection systems, electrical works, low current systems, and other MEP systems. Experience in managing large-scale projects and overseeing contractors and vendors in the execution of maintenance and repair work. Excellent leadership and communication skills, with the ability to collaborate effectively with internal and external stakeholders. Knowledge of building codes, regulations, and industry standards related to MEP systems. Strong understanding of lease agreements, property management principles, and financial analysis. Valid driver's license and access to reliable transportation. Willingness to be on-call for emergencies or urgent matters. Proven ability to work independently and as part of a team.
